Home Maintenance Checklist


Given the option, few of us would volunteer to spend a Saturday or Sunday on a ladder pulling leaves out of a gutter… But when your home is your biggest investment- maintaining it is a must!



Seasonal Home Improvement: Spring Maintenance.

Come springtime, most of us are eager to throw open the windows and clean out the closets. It is also time to give your house, inside and out, a good once-over.

1. Professionally clean carpets, upholstery, hardwoods and tile and grout.

2. Inspect roofing for missing, loose, or damaged shingles and leaks.

3. Inspect Concrete for cracks.

4. Exterior painting may be in order if you find chipping paint.

5. Remove the layer of winter grime from your patio or deck.

6. Change the air-conditioner filter.

7. Clean window and door screens.

8. Power-wash windows, siding and concrete.

9. Remove leaves and debris from gutters and downspouts.

10. Replace the batteries in smoke and carbon monoxide detectors.

11. Have a professional inspect and pump the septic tank.

12. Inspect sink, shower, and bath caulking for deterioration.

13. Remove insulation from outdoor faucets and check sprinkler heads.

14. Drain or flush water heater.

15. Fertilize your lawn

16. Oil garage-door opener and chain, garage door, and all door hinges.

17. Clean kitchen exhaust fan filter

18.Seal tile grout.

19.Check around kitchen and bathroom cabinets and around toilets for leaks.

20. Have air-conditioning system serviced.


Seasonal Home Improvement: Summer Maintenance Checklist.

Summer is the season to enjoy your home, not fix it. But still, some chores must be done.

1. Professionally clean carpets, upholstery, hardwoods and tile and grout.

2. Service water features ensure there are no leaks.

3. Prune trees and shrubs.

4. Treat for bugs and pests.

5. Clean ceiling fans

6. Establish a family emergency plan. Where will you meet, best escape routes, teach each child how to call 911.

1. Rake leaves and aerate the lawn.

2. Have forced-air heating system checked by a professional.

3. Schedule to have your air ducts, vents, registers and furnace cleaned.

4. Seal cracks and gaps in windows and doors with caulk or weather stripping.

5. Inspect roofing for missing, loose, or damaged shingles and leaks.

6. Remove leaves and debris from gutters and downspouts.

7. Drain and winterize exterior plumbing this includes winterizing sprinklers and faucets.

8. Clean the carpets, hardwoods, tile and grout and upholstery.

9. Have dryer vent serviced.

1. Cover your air-conditioning unit.

2. Check basement for leaks during thaws.

3. Inspect the roof, gutters, and downspouts for damage after storms.
